CONTACTS:
To contact the Guardhouse, email stustone@itspeed.net.  Feel free to contact them for access purposes or to obtain a bar code. Bar codes are $10 each (checks only).  You can reach the administrator for the HOA at 772-334-8900 or by email at  cobblestonecc@advpropmgt.com.  The website, containing By-laws, ARB documents, bar code forms, rental applications, security forms, meeting notices, minutes, etc. is Cobblestonecc.info.

SPEED LIMIT:
The speed limit within Cobblestone is 25 mph.  Please observe it for the safety of all homeowners.

PETS:
Domestic pets.  A three pet maximum  –  No more than three (3) cats, or three (3) dogs, or any combination.  NO PIT BULLS, PIT BULL MIX , OR OTHER BANNED BREEDS OF DOGS CAN RESIDE WITH YOU.  LEASH LAW – all dogs must be on a leash outside the home.  PLEASE PICK UP AFTER YOUR DOG AT ALL TIMES. 

GARBAGE COLLECTION:
Our collection days are Monday and Thursday.  Recycling is on Monday.  Landscape refuse is picked up on Wednesdays and should be stacked neatly at the end of your driveway.  Waste Mgmt. will NOT pick up from an empty lot. For large items/piles call Waste Management at 772-546-7700.  If you have a private lawn service, they are responsible for removing their own debris.  Garbage cans should not be set out until after 5:00 p.m. the night prior to collection.

VEHICLE RESTRICTIONS:
Commercial vehicles, boats, motor homes and recreational vehicles are not allowed to be parked overnight anywhere in Cobblestone without prior approval.  Boats, motorcycles, disabled vehicles must be garaged at all times.  Commercial vehicles performing service cannot enter Cobblestone before 7:00 a.m. and must leave by 6:00 p.m. with NO SUNDAY entry.  No overnight parking on swales.  All guests must display a visitor’s pass on their dashboard.

APPROVALS:
The Architectural Review Board must approve, in writing, all exterior paint, fencing, major landscaping, building, roofing, pool installation, etc. Submit an ARB Exterior Request Form and specifications to: cobblestonecc@advpropmgt.com ( or) mail to HOA at 10300 SW Rookery Way.

HOA DUES:
Dues are paid quarterly, January, April, July, and October.  Late fees will be assessed after the 10th of each quarter.  Mail payments with statements to Cobblestone cc HOA, Inc. c/o Seacoast Bank, PO Box 628226, Orlando, Fl 32862.  Any questions pertaining to billing please call (772) 334-8900.

PARK USE:
The park located in Stuart West is for use by Cobblestone and Stuart West residents only.  No organized league play allowed.

GOLF COURSE:
The Fox Club is a privately-owned golf course located within our community for members only.  No trespassing is allowed on the course.  No fishing or boating from the waterways.
